In passing several times I noticed multi colored manseures off Ulmerton and off Belcher.{I thought they were 2 different parks! Finally got a Saturday off and Al Larson having an open house .We talked & I was sold! Been living it up for 16 years.

New owners, and they could not be more inconsiderate. Not only has the maintenance of the park not met standards, the moral of the residents have shifted to not being happy. Really is a shame, this was a desirable park.

**Check out the ABC Action News story on Legacy Communities** Another park land grab by a HUGE corporation (MetLife) hiding behind a property manager (Legacy MHC) that claims they "purchased the park". This is where I just can't wrap my head around how this company handled things. Residents unbeknown received an email that was not from Legacy or indicated that it was a lease agreement or something that needed to be reviewed or signed. It came December 6th from a "Shawn Geyer" ; it had an attachment that contained a document titled "Tenant web access portal". The one employee left at the office from the original Ranchero Village Corp. provided to me that this email was sent with no instructions and ended up going to most resident's spam folders! Neither the letter in the mail or the emails stated what document was awaiting or any type of time frame. After noticing the new listings in the village with the insane new lot rent amounts listed I contacted the office. The office staff at the time stated that the final due date to sign the document had passed (January 6th, 2023) and that current residents are still protected with the 3% annual increase cap due to the number of residents that had the same issue and did not sign the agreement. They provided that the office would be having residents come in to sign paper agreements since the online portal was a flop and would receive an update once Legacy decided how it wanted to proceed in the matter. Finally on January 13th my mother and all other residents of Ranchero Village received a letter from Legacy that stated "At the time of closing December 15th 2022, all existing residents were offered a new prospectus and lifetime lease. As of January 6th 2023 the new prospectus and lifetime lease will no longer be offered to existing homeowners. If you are an existing homeowner and did not accept the lease in writing or digitally by the date of expiration set forth above your tenancy will continue under your existing prospectus" What this translates to is if you did not find in your spam folder this agreement that was sent from "Shawn Geyer" to set up your portal or the emails from "rent manager" to sign an agreement you did not know was coming you're now subject to all the rent rate hikes that are to come in 2024 for existing homeowners and not protected by the 3% cap or any cap in that matter and there will be no new agreement to sign. The process taken by Legacy is morally and ethically wrong. There was no park office communication or post of the document in the monthly newsletter, there were no letters sent in the mail referencing the document and no phone calls to residents. Very few knew about the document besides residents who had land-shares and getting hefty checks from the sale. I myself went into the portal after the expiration date had passed and reviewed the document and website portal. Neither provided any kind of deadline or expiration date to complete the lease agreement. You would not even know it was a lease until the document is fully opened. I do believe this was done intentionally to ensure the number of residents protected from rent hikes is as little as possible. Let's just take advantage if the older folks in our communities, right!?... I worry for all the grandparents who have called Ranchero "home" for years and now have to worry what their next move will be or how they can afford to stay in the area.

My Dad and Step Mother lived there for 20 years( one of the first residence) and I lived there for 3years following their deaths. Great place! Quiet, can safely ride your bike after dark, pools, tennis, shuffle board, numerous community events and at that time there was even a bus to go shopping and to Dr appointments. I loved it and while being with family is great, I wish I was still there.

I have lived here for 3 years. Love, Love,Love it. Very safe. Very clean. Lots of activities. Love having not 1 but 3 pools. Office personal are polite and kind. Love the fact there is a chapel on grounds. The fishing pond is very nice to sit and watch the ducks swim. Very peaceful. I am so happy we chose to live here. This is our forever home.
